Commercial interiors in Wilmington fall into two groups, and the first question on any painting bid is which one you have.
Downtown, the city's Downtown Commercial Historic District Overlay covers buildings from the late nineteenth and early twentieth centuries. Walls in a building that age may be plaster or brick rather than drywall, and the trim may carry decades of coats. Painting there starts with finding out what the old finish will accept, so a new coat does not lift an old one. The overlay is a design review mechanism. The city requires a certificate of appropriateness for exterior alterations, and state law (NCGS 160D-947) gives a historic commission no jurisdiction over interior arrangement, so interior painting falls outside commission review.
The second group is new. A Lee and Associates report counted 2,250 multifamily units under construction in the Wilmington market in the second quarter of 2026, and UNC Wilmington's new residence hall is under construction. Those interiors begin as fresh drywall finished by another trade, and paint follows the GC's sequence.
Our footing is wallcovering. Intracoastal bids general contractors' wallcovering jobs with a W-2 crew, $2M general liability, workers' comp and auto insurance, and OSHA 10 certified crew members, and we are one company for paint and wallpaper. Commercial interior painting sits on that base.

From the project brief to the final walkthrough.
01Request a bid and pick the building type: older downtown, new construction or occupied space. Add the timeline and whether drawings exist.
02For an older building we look at the walls in person, since plaster and painted brick decide the prep.
03The bid separates prep from painting and states the work hours, set around tenants or the GC's other trades.
04Plaster is patched, old coats are checked for adhesion, and new drywall is primed once the finishers have left.
05Finish coats go on in the order the scope sets, then the GC or manager walks the space with us. We call before we arrive.
Paint and wallcovering come from one company here, so a commercial interior that needs both can be bid as one scope. The same insurance that covers our wallcovering crew, $2M general liability, workers' comp and auto, would cover the painting. We already bid general contractors' wallcovering jobs, so the site paperwork of a commercial job is familiar ground. Residential method sits on our interior painting service page.
Walls, ceilings, doors and trim in the areas the scope names
Patching and sanding before primer
Coatings matched to the spec or the owner's standard
Floors, fixtures and finished work protected
Work hours set around tenants or other trades
A punch walk with the GC or manager before we leave

A downtown building from the late 1800s or early 1900s may hide plaster, painted brick and coats nobody has records for. We check what the surface will hold before choosing a primer, rather than finding out when the new coat peels.

A lobby or corridor that gets both needs one schedule. We are one company for paint and wallpaper, so the painted walls and the papered ones are planned together.

Our wallcovering crew is W-2, carries $2M general liability, workers' comp and auto, and includes OSHA 10 certified members. The same standards would apply to commercial painting work.

Our Judges Road shop is about 7 road miles to City Hall downtown in Wilmington, and we answer the phone. Booking timelines for painting are set at the bid.
Commercial painting is bid on the scope and the building rather than on a room count. In Wilmington, the age of the building can move the price a good deal. A bid depends on:
and ceiling height
walls, ceilings, doors, trim
plaster, painted brick or new drywall
adhesion checks and primers
