We Test the Last Coat First
Paint over paint only holds if the two layers agree. Before quoting, your painter checks the trim and any glossy walls left by a previous repaint, and the prep is priced to match.

St. James housing is young. Per the Census Bureau's 2020-2024 American Community Survey, the median home dates to 2011. That figure hides two groups. About a quarter of homes were built from 2000 to 2009, and over half have gone up since 2010.
The older group is where interior painting gets interesting. A house from the 2000s is now somewhere around 17 to 26 years old, so the color on its walls is often no longer the builder's. Someone chose it later: maybe an eggshell in the hall, a satin in the kitchen, a deep red dining room, or patches rolled over by hand. Each of those changes the prep. A glossy coat needs dulling before new paint will grip. A dark color going light needs a primer coat first. Trim gets checked for oil versus latex before anything goes on it.
Homes from 2010 onward are more likely on their first full repaint, a shorter prep list built around builder finishes.
With 96.4 percent of occupied homes lived in by their owners, the person requesting the estimate may well be the one who picked the last colors. Anything you remember about that job, such as sheen, brand or who did it, can save a test.
Much of St. James lies inside the gated St. James Plantation, where the POA staffs every gate, so the painter's gate clearance is arranged at booking. From Judges Road in Wilmington to Town Hall is about 35 road miles.
One company covers both your paint and your wallpaper, so a room can be repainted and papered on a single plan. We employ the painter directly, and our $2M general liability and workers' comp policies cover the work. The general list below holds for any house in St. James, whatever its age or paint history. After it comes what a previous owner's repaint changes. For the full method, read our page on how our interior painting works.
Walls, ceilings, trim and doors in the rooms you choose
Holes and dings filled, then sanded smooth
Floors covered and furniture moved or protected
Fresh caulk where trim has pulled away
Your colors and sheens, applied in full coats
A walk through the rooms at the end, then cleanup

Prep starts by identifying what the last painter left. Trim is tested to see whether it carries oil or latex, since latex over unprimed oil can peel. Semi-gloss or satin on walls is scuffed or deglossed so the new coat bonds. A deep accent color headed for something pale gets primer before the finish coats. Roller patches from an earlier touch-up are sanded and feathered so they stop showing through. Caulk that was replaced once may need replacing again. None of this applies the same way in a 2010s house still wearing its original coat, which is why we ask about past repaints.

Paint over paint only holds if the two layers agree. Before quoting, your painter checks the trim and any glossy walls left by a previous repaint, and the prep is priced to match.

That burgundy dining room or navy accent wall from years back gets primer under the new color, so the finish coat isn't fighting the old one underneath.

Our painter's access through the Plantation gates is arranged while your date is set, so the first day begins in your house rather than at a gatehouse.

Planning a papered powder room along with the repaint? One company does both, on one schedule, with the paint finished before paper goes up.
From the first conversation to the finished room.
01List the rooms, roughly when the house was built and whether it has been repainted. Any detail about the last paint job helps us plan prep.
02Trim and glossy walls are checked for what they carry, and primer is chosen to suit. You get a written price before booking.
03Gate access is settled ahead of the date. We call before we arrive, then each room is covered, prepped and painted.
04You and the painter go room by room at the end, touch-ups are done on the spot, and the house is cleaned before we leave.
Your price depends on the specific rooms on your list, with no single per-room price. In a St. James home, what is already on the wall can move the price a good deal, because prep is set by the coat underneath. A room still in builder paint and a room in an owner's semi-gloss can share a floor plan and need different prep. The price follows:
Room size and ceiling height
Which surfaces: walls only, or ceilings, trim and doors as well
Deglossing or bonding primer over a glossy previous coat
Primer under a light color replacing a deep one
Patch, sand and caulk work
How many different colors and sheens you pick for the house
Any POA contractor fee will be named up front. The quote is the quote we honor. Military households save 10%.

Paper hung by our W-2 installers, with inside corners hand-cut and any old paper removed first.

If a freshly painted room needs a patterned wall, we can source the paper, including trade-only lines.

From our Wilmington base, we serve St. James and the surrounding Brunswick County area, plus the rest of the coastal Carolinas corridor.
