Oak Island has 10,805 housing units in the Census Bureau's 2020-2024 American Community Survey. Of those, 42.6 percent are occupied as someone's residence, and 44.8 percent are held for seasonal, recreational or occasional use. The town's own 2017 land use plan made the same point, describing more than half its housing as vacant and "primarily used as second homes or vacation rental units."
For interior painting, that split decides how the job runs, so it's the first thing we ask.
If you live in the house, the work goes room by room around your routine. You set the order, the rooms you can't give up stay usable, and tools are packed away each evening.
If the house sits empty between your visits, the painter can work through it without a household to work around. You arrange how we get in, and at the end we send photos of each finished room. Dates can be chosen around your own stays or any rental bookings you manage.
Either way, age can add a step, since the Census count puts 1,986 of the town's homes, or 18.4 percent, before 1980. Under federal EPA rules, paid work that disturbs paint in most homes built before 1978 must follow lead-safe practices.
Our Judges Road shop is about 40 road miles from Town Hall, and the west end is farther.
The company that hangs your wallpaper also paints, so one booking can cover both trades. Your painter is on our staff, working under our $2M general liability and workers' comp policies. The checklist below is the same in any house, lived in or not. The next block shows how an Oak Island job changes depending on whether you are there. Full detail is on our page about how our interior painting works.
Walls, ceilings, trim and doors in the rooms you name
Holes patched and sanded, cracks filled
Stains sealed with primer before color
Floors covered and furniture protected
Your chosen colors and sheens
A final check of every room, then cleanup

With a household in the house, the room order is fixed before day one and rooms are handed back one at a time. Start and finish times are agreed, so a workday or a quiet afternoon is respected. With the house empty, rooms can be opened together and the work runs straight through. Access is arranged in advance, the house is locked at the end of each day, and you receive photos of the finished rooms before final sign-off. Any furniture we move is put back where it started, with nothing left in a hallway for you to find on arrival. In a house built before 1978, work areas where paint is disturbed are closed off either way.

A full-time household and an empty beach house need different schedules. Which one you have shapes the room order, the hours and how you see the result.

Painting a house you won't see for weeks is easier when you can check the result. Finished rooms are photographed and sent before sign-off, and the house is locked behind us.

Nearly one Oak Island home in five predates 1980. Ask how prep and containment work in yours and you get a direct answer before a date is set.

Planning a papered bath along with the repaint? Both trades come from us, on one schedule, so the house is opened up once.
From the first conversation to the finished room.
01Request an estimate listing the rooms, plus one more answer: will anyone be living in the house while the painting is under way ?
02If the house is lived in, we agree on a room order and daily hours. Empty, we agree on access, dates and how you'll see the result.
03We call before we arrive. Each room is covered, repaired and painted in the order we agreed with you.
04At home? Walk the rooms with your painter. Away? Review room-by-room photos, and touch-ups are done before we close out.
Your price depends on the rooms you list, with no set charge per room. On Oak Island, whether the house is lived in can change the schedule, and the schedule can change the price. An empty house painted straight through may take fewer days than the same rooms done one at a time around a household. If your second home is booked by renters, telling us the open dates early gives us more room to schedule it efficiently. A full-time household can shorten the job by giving up spare rooms together. The figure depends on:
Room size and ceiling height
Walls only, or ceilings, trim and doors too
Patching, caulking and stain sealing
Furniture to move and cover
Lead-safe prep in a house built before 1978
The number of colors and sheens
The quote is the quote we honor. Military households save 10%.

Old paper and borders stripped, the wall repaired, then new paper hung by our W-2 installers.

Need a pattern to go with new paint? We source designer and trade papers for you.

From our Wilmington base, we serve Oak Island and the surrounding Brunswick County area, plus the rest of the coastal Carolinas corridor.
List your rooms and tell us whether anyone will be living there during the work.
