Belville's housing mix is unusual for a small Brunswick County town. According to the Census Bureau's 2020-2024 American Community Survey, about a quarter of its homes are in buildings of ten or more units, and renters live in 43.5 percent of occupied homes. Detached houses still make up about 69 percent of the stock. Those figures change the first conversation about a paint job, before anyone talks color.
Start with approval. If you rent, the walls belong to someone else, and painting needs the owner's written go-ahead before we schedule it. If you own a unit you rent out, you are the one signing off, and you may be choosing paint for a tenant's daily use rather than your own.
Then the finish. Rentals can see harder wear, with furniture scraping walls and pictures hung and pulled. A washable eggshell or satin on walls, with semi-gloss on trim, stands up to that better than a flat finish. With 63.6 percent of Belville homes built in 2000 or later, many walls may still carry the builder's flat paint, which marks easily and does not scrub well. Keeping a written record of the color and product makes later touch-ups match.
In a building of ten or more units, management or an association may set work hours and ask for a certificate of insurance before a crew comes in. Belville is roughly 10 road miles by car from our Judges Road shop.
One company handles both paint and wallpaper, so a single phone call books either. Your painter would be one of our own staff, carried on our $2M general liability and workers' comp policies. The step-by-step method sits on our main interior painting page. The list below applies to any Belville house, townhouse or unit, owned or rented.
Walls, ceilings, trim and doors in the rooms you choose
Nail holes and dents filled, then sanded smooth
Open joints at trim caulked before paint
Marks and stains spot-primed so they do not bleed through
Floors covered and furniture protected
A walkthrough with you, then cleanup

The estimate names who approved the work and who receives the bill, so a renter and an owner are never surprised by each other. Finishes are chosen for wear: a scrubbable sheen on walls and a harder one on trim and doors. The color, sheen and product are written on your paperwork, so a later touch-up matches the wall around it. If several rooms share one color, a single gallon can cover later repairs across the whole unit. Picture-hanging holes, anchor holes and scuffed corners along halls and doorways are filled and sanded flush before the first coat, so they do not show through the new color. In an apartment or condo building, we follow the posted work hours and protect shared halls on the way in.

Builder flat paint marks easily. For a Belville rental, walls get a sheen you can wipe down and trim gets a tougher coat, so the paint holds up to daily wear.

About a quarter of Belville homes are in buildings of ten or more units. If yours has management or an association, we ask for its rules and paperwork before booking.

Planning paper in a bath and paint everywhere else? Both come from one company. When you ring, a person picks up, and on the day we call before we arrive.
From the first conversation to the finished room.
01Request an estimate, list the rooms and tell us whether you own, rent out or rent the home, plus the kind of building.
02Renters send us the owner's written OK by email or text; condo and apartment owners share the building's work rules and any insurance paperwork it asks for.
03We agree colors, sheens and a start date, choosing finishes that suit how hard the rooms are used.
04Rooms are prepped and painted, the color and product are written down for future touch-ups, and you check every room before we leave.
Your estimate prices the rooms you name, and painting has no flat per-room rate. In a Belville unit or house, the figure moves with:
Room count, room size and ceiling height, vaulted or flat
What gets painted: walls only, or ceilings, trim and doors too
Holes, dents and marks to fill before paint
The finish: harder sheens and scrubbable paints cost more per gallon than flat
Building rules on hours or access that shorten the working day
How many colors and sheens you pick, and whether the ceilings stay white
A unit in an apartment or condo building may need hallway protection and paperwork that a detached house does not. If you own several Belville units, ask whether pricing them together changes the figure. A quoted price is the price on the final bill. Military households save 10%.
